General Living Etiquette

Park Colonial is a premium city-fringe condominium offering modern comfort and heritage-inspired architecture. As residents, maintaining mutual respect and care for shared spaces helps preserve the community’s tranquillity and value.

Do

  • Keep noise to a minimum, especially after 10 PM.

  • Close doors gently; avoid dragging furniture late at night.

  • Supervise children and guests in all common areas.

  • Dispose of household waste properly using designated refuse chutes.

  • Keep corridors, stairwells, and lift lobbies clear at all times.

Don’t

  • Hang laundry or items outside balconies or windows.

  • Leave shoes, rubbish, or bulky items in corridors.

  • Hold noisy gatherings that disturb neighbours.

  • Feed stray animals or birds within the estate.


Renovation & Maintenance

(Guidelines subject to MCST updates, please check with MCST directly)
Renovation works are permitted Monday–Friday, 9 AM – 5 PM only.
No works are allowed on weekends or public holidays.
All renovation and delivery activities require prior MCST approval.

Rules

  • Submit renovation forms and contractor details to the Management Office before work begins.

  • Contractors must register at the guardhouse daily and display identification passes.

  • Noisy works (drilling, hacking, cutting) allowed only 10 AM – 4 PM.

  • Protect lifts and common areas during material transport.

  • Residents are responsible for any damage caused by their contractors.


Deliveries & Move-In / Move-Out

  • Book lift padding and schedule major moves or deliveries at least two working days in advance.

  • All delivery personnel must register at the security post.

  • Avoid peak hours (7–9 AM, 6–8 PM) for bulky deliveries.

  • Remove all packaging materials immediately after delivery.


Use of Facilities

  • Book BBQ pits, function rooms, and pavilions through the resident portal or Management Office.

  • Keep noise moderate and end all events by 10 PM.

  • No glassware allowed in or near pools.

  • Return furniture to its original arrangement after use.

  • Pets are not permitted in pools, gyms, or enclosed indoor facilities.


Parking & Access

  • Park only in designated lots. Do not obstruct driveways or ramps.

  • Visitors must register their vehicles with security.

  • Do not share or lend resident access cards to non-residents.


Safety & Security

  • Lock doors and windows when leaving home.

  • Report suspicious activity to the security post immediately.

  • Do not block emergency exits or tamper with fire-safety systems.

  • For power or plumbing issues, contact the Management Office before engaging external contractors.

Updates from the Developer (2Q2022) KEY COLLECTION & Showroom Visit

Due to the COVID-19 situation, please make an appointment and reserve a time slot before visiting due to implementation of crowd control measures. Please do not visit the showflat or development if you are feeling unwell. Physical visits to the showroom will be guided by the existing rules on visitation regulations and safe distancing measures. Key Collection FAQ (1Q2022)

Qn: When is TOP date?

Please take note that we have revised Park Colonial TOP estimated Completion date as construction progress has been ahead of schedule. Park Colonial will TOP approximately 3Q2021, assuming smooth progression. Legal Completion date on paper remains unchanged. You should also be expected to pay the first 5 phases of disbursement as soon as you exercise your Sales and Purchase Agreement. Specific phases may differ a few months depending on the block that you have purchased. (Update: Due to the Covid Situation, the completion date may experience more changes, please consult your salesperson or lawyer to have official info for your stack/unit)

Qn: When is key collection? Can I collect key faster?

If you have questions regarding your TOP and key collection date, please refer to your salesperson or your lawyer for the latest information. Key collection will likely be delayed and lengthened due to the Covid Situation. Key collection will be done by batches over the months, therefore do not be alarmed if you hear of other owners collecting keys and it is not your turn. If you have special request or genuine urgent need to collect keys, please write in via your lawyer. No guarantees at this point that any request can be expedited. Thank you for your understanding.

Qn: Can I install my own balcony screening?

If you have questions regarding balcony screening, please refer to your salesperson or your lawyer for the latest information. Balcony screening are to be built according to the pre-determined specifications. Screenings that are not within the pre-determined specifications will be disallowed. This is to maintain uniformity and pleasant facade which is consistent to the theme of the development to ensure the value of every resident’s property is preserved and a better living environment for all owners and tenants.
